Site Background

97-105 Stilring Highway comprises a regular shaped, triple fronted allotment located on the northern side of Stirling Highway, between Baird Avenue and Dalkeith Road. 

The site has an area of 6,044m², in the established, affluent, mixed-use suburb of Nedlands approximately seven kilometres south-west of the Perth Central Business District.

Improved on the site is a car dealership and bicycle shop, occupied by Chellingworth Motors, and The Bicycle Entrepreneur respectively which are proposed to be demolished to facilitate redevelopment of the site.

97 Stirling Highway, Nedlands was purchased on 26 March 2019. 105 Stirling Highway, Nedlands was purchased on 22 October 2018.

Planning

The site was previously zoned Office/Showroom with no residential density (R-Code) designation under the Nedlands Local Planning Scheme No. 2 (LPS No. 2).

The City of Nedlands have since gazette the Nedlands Local Planning Scheme No. 3 (LPS No. 3), The gazettal rezoned the site to Neighbourhood Centre with an R-AC0 residential density designation.

Pursuant to section 31 of the State Administrative Tribunal Act 2004, the Metro Inner-North JDAP, at its meeting on 8 February 2021, reconsidered its decision dated 17 July 2020 and resolved to allow approval to construct “Eleven (11) office tenancies, four (4) shop tenancies, two (2) motor vehicle sales tenancies, four (4) restaurant/café tenancies, one (1) community purpose tenancy and two-hundred and thirty-one 231 residential dwellings”.

Yield

As per the schematic drawings, commissioned by Elenberg Fraser, ‘Numa’ is a mixed-use development including 21 commercial units providing cafes and restaurants, retail and office (formal office and office lounges) uses at ground floor and first floor mezzanine. Three apartment towers, ranging from 14 to 25 levels providing a total of 231 apartments are to be constructed over the three-level podium.  The development will incorporate public space for outdoor dining and exceptional landscape design and green spaces.

The redevelopment will see the rejuvenation of this precinct that will stand as the landmark of  the new Nedlands Town Centre.

Numa will set a new benchmark in vertical integrated communities, quality of apartments and amenity and is WA’s First Net Zero Carbon residential development.

Status

The property currently provides a holding income and is to be imminently developed.
